Did you know that when buying a home in California,
there is important information that sellers and real estate agents are required by law to share with buyers?
One of these required notices is about California Megan's Law.
But first, let's start with the basics!
What are disclosures?
When buying a home, you'll receive documents called disclosures.
These documents provide important information about the home, such as its condition, possible problems, and other factors you should know before buying it. Some disclosures are required by California law,
meaning buyers must be given certain information about the property and the purchase.
Depending on the disclosure, this information may come from the current homeowner (seller) or the real estate agents involved.
What is California Megan's Law?
California Megan's Law allows you to look up publicly available information about certain registered sex offenders who may live in a neighborhood.
California law requires a notice about this website to be included in residential purchase contracts for homes with 1–4 units.
That's why you'll see it mentioned in your Residential Purchase Agreement, the contract used when buying a home.
The notice doesn't mean the seller has to provide a list of registered offenders nearby.
Instead, it lets buyers know where they can look up this information themselves.
How can you check a neighborhood?
It's simple!
Visit www.meganslaw.ca.gov
Search the area where you're thinking about buying.
Review the available information to help you make your decision.
And here's something important!
You don't have to wait until you're buying a home to check. You can research neighborhoods anytime!
Keep in mind that not every registered offender appears on the website.
Why is this important?
Buying a home is a big decision and it's important to know not only about the home itself, but also the neighborhood you're considering!
Disclosures help you ask questions, do your research and make informed decisions before purchasing a home. 🏡
Until the next one,
